Introduction:

The world is awakening to the fact we all need to do more to protect the environment and prevent global warming. You may have heard of sustainability and sustainable living but most of us haven’t heard or thought about sustainable investments. In this blog, we’re going to talk about one type of sustainable investment - Sustainable Property Investments. We’re going to explain what they are, why you’d want to do it, and some of the challenges and misconceptions around this type of investment.

What is a sustainable property investment?

A sustainable property investing is where you invest in a property project in which significant measures are taken to minimise its impact on the environment throughout the construction/refurbishment process as well as considering the ongoing use of the property. This includes measures such as:

  • Sourcing local environmentally friendly materials where possible,

  • Loft and cavity wall insulation,

  • Double/triple glazing,

  • The responsible disposal of waste and water when they cannot be reused

  • And where possible the use of renewable energy sources such as solar, hydro, and wind energy.

  • In the case of refurbishment reusing what materials you can

One must also consider the construction methods along with every aspect of the build. Sustainable properties are built to last and have as little impact as possible on the environment.

What are the challenges in engaging with sustainable refurbishments?

There is a common misconception that making a sustainable property investment financially viable is a challenge. This is simply not true. Very often, implementing sustainable measures into a property refurbishment is simple, affordable and they provide long term reduced running costs. It is also worth noting how the UK government is now providing grants to promote sustainable building practices. This is the green deal and covers many energy-saving measures such as insulation and modern heating systems.

Sourcing sustainable materials can be difficult in the UK, not everything can be sourced locally. That is why it is important to recycle or reuse materials and refurbish existing properties where possible. This is part of the circular economy which further helps us to reduce our impact on the environment. This also helps to save money along the way.

Thousands of properties in England are empty yet there is always a push to build more houses. It makes far more sense to engage in refurbishing these houses to save time, money, and a massively reduced carbon footprint. So many of these currently empty properties are perfect for investment and creating passive income for investors.

So why should we invest in these properties?

The supply of eco-conscious tenants and customers far exceeds that of the demand for these properties. When investing in a property it is important not to just think of its current market value but also its potential future market value. Sustainable property investing is more likely to have excellent returns over the long term. Investing money in property is for the medium to long term. We are moving to a net-zero carbon economy. Regulations will change and put pressure on investors. It is better to be ahead and invest in properties that already meet these regulations to avoid further costs in the future.

What role can investors play?

Property investors can be leaders in creating a low carbon economy which can provide huge benefits to everyone if they act responsibly. This, in turn, will benefit the investor due to minimal running costs, the optimised value of the house over time, fewer voids as eco-friendly accommodation is much more desirable to eco conscious clients and tenants.

Conclusion:

Two-thirds of the land we live on is used for livestock and agriculture. This is consuming the natural world and massively affecting biodiversity putting humans at risk of extinction. Everybody has got to do their part to reverse global warming. This means looking at your day to day activities and working out what you can change. This period of change is providing investors with a huge opportunity to get ahead of the game and invest in sustainable housing that is built to last. These houses will have reduced running costs, fewer void periods because they are catering to the huge demand and as such offer fantastic returns.
